Rising Interest Rates: Should Real Estate Investors Wait to Buy?
“Date the rate, marry the house” is familiar advice in real estate. The idea is to buy the right property now and refinance later if rates fall.
But a future refinance is never guaranteed. Rates could come down, stay where they are, or rise further. Investors should make sure a deal works with the financing available today.
Market Talk
Freddie Mac reported that the average 30-year fixed mortgage rate reached 7.40% on October 8, 2026, near its highest level in almost three years. About a year earlier, on October 9, 2025, that average was 6.30%. These are conventional mortgage benchmarks, not quotes for investor loans, but they show how much borrowing costs can change.
For rental investors, higher rates can mean a larger monthly payment, tighter cash flow, and a tougher time meeting a lender’s debt-service coverage requirements. For a fix-and-flip, the rate is only one part of the equation. Holding time, renovation costs, resale value, and the exit plan matter too.
Before moving forward, stress-test the numbers:
-
Does the property still work at the actual quoted terms?
-
Can you handle a longer renovation or lease-up than expected?
-
Does your refinance plan still work if rates don’t improve?
-
Are your rent and resale assumptions realistic?
If the deal only works after a future rate drop, take another look at the purchase price, financing structure, or expected return. If it works today, a lower rate later could be a welcome bonus.
Elevrion Recommendation
Based on what we’re seeing in the market today, we don’t see a clear indication that rates are about to decrease in the near term. That outlook can change, and no one can predict rates with certainty.
Depending on the loan program and lender, borrowers may be able to buy down the rate or lock available terms while they’re moving forward. If you’re considering a purchase or refinance, it may be worth reviewing your options now—provided the deal works at today’s numbers.
“About a year ago, the average 30-year mortgage rate was around 6.3%. Today it’s 7.4%. The time to purchase or refinance may be now—if the numbers work for you.”
The right move isn’t automatically to buy now or wait. It’s to understand the numbers, the risks, and your financing options before you commit.
